James R. Wymer
President and Chief Executive Officer
Jim Wymer founded WXZ Development in 1990. He has developed more than 250 single tenant retail buildings and strip centers in Ohio, Michigan, Florida, Pennsylvania and Kentucky. He was the principal on over $100 million in multi-family housing units across Northeast Ohio. He recently expanded his knowledge base of high-density urban housing by developing Circle 118 – a townhome community and Hazel8, an upscale rental community in Cleveland’s University Circle.
WXZ grew out of a preferred developer relationship with Sherwin-Williams in 1986. He has since added Rite Aid Drug Stores and Advance Auto Parts to the relationships. Since then, Jim has bolstered the company’s services by adding team members with a range of skills – site selection, land development, architectural and engineering services, general construction, financial forecasting and management. Jim prides himself on selecting partners, business associates and staff who match his attitude for professionalism and relationship building.
David L. Swindell
WXZ Construction, LLC
Dave has over 30 years experience in the development and construction of diverse product types such as retail, office, public facilities, multi-family, single family, urban infill and senior housing in the Midwest, Eastern Seaboard and the Southeastern United States. He joined Jim Wymer in the expansion of WXZ Development and the founding of WXZ Construction in 2006, where he has actively led WXZ Construction to complete over 80 projects since its inception.
As President and Chief Operating Officer of WXZ Construction, Dave expands the WXZ family of development, construction and residential companies’ capabilities in planning, budgeting, forecasting, project management, design and engineering management, green building and sustainable design methodologies, cost engineering and contract administration. His executive industry experience and active leadership has produced a portfolio of projects valued at over $2.5 billion, detail of which is available upon request.
Prior to joining WXZ, he served as Vice President of Construction for The NRP Group, LLC for 8 years and Vice President for The Zaremba Group for 9 years, building an extensive portfolio featuring the construction of more than 7,600 single and multi-family developments, senior apartments and student town homes, and more than 6 million square feet of retail space for a diverse group of local, regional and national merchants including Borders Books, Builders Square, Kmart, Publix, Rite Aid, Target, Walgreens and Wal-Mart.
VP of Construction
Bob Slattery joins WXZ Development, Inc. with over 23 years of experience in the construction industry range from onsite project supervision to comprehensive construction management. Bob has been involved in over 120 projects, encompassing shopping centers and grocery stores, to schools and apartment complexes.
Prior to joining WXZ Development, Inc., Bob worked with The NRP Group in Cleveland, OH as a Senior Project Manager for six years. His project portfolio included single and multiple story apartment complexes, 3 story apartment buildings, and the company headquarters. He also completed a number of Super Kmart expansions along with retail stores and multiple occupancy projects
In 1994, Bob worked with The Zaremba Group in Lakewood, OH as a Senior Project Manager for five years where he completed a number of Super Kmart and Target store projects along with shopping centers and various retail establishments.
Assistant Vice President
Dave Budge brings over 20 years of real estate experience to WXZ including work in government, housing and most recently the retail industry. Dave began his development career working for the NRP Group where he was involved in the development of over 3,000 single and multifamily housing units.
Prior to joining WXZ, Dave worked at DDR Corp in their development and leasing departments handling projects and deal-making in the Midwest and Southeastern United States for the publicly traded REIT. During his tenure at DDR, Dave was responsible for over $200M in retail development in the Midwest and Southeast and handled the leasing and asset management of 23 shopping centers in Ohio, Indiana and Michigan.
Dave holds degrees from Youngstown State University and The Ohio State University and is a member of the American Planning Association, Urban Land Institute and International Council of Shopping Centers.
Daniel J. Barrett
Dan joined WXZ Development in 2006 with over 21 years of experience in Real Estate and Construction accounting. As controller, Dan is responsible for all accounting and financial reporting of multiple business partnerships. He develops and manages annual operating budgets, administers the information systems, completes job cost analysis and control, and develops all accounting and operational polices and procedures.
Dan received his degree in accounting from Kent State University’s School of Business. After college, he became a staff accountant for a national shopping mall developer, Jacobs, Vicsonci and Jacobs. For 11 years, Dan worked as the Manager of Construction Accounting for The Zaremba Group, a regional real estate developer of both commercial and residential. From there, he became the Controller for the NRP Group, a national LIHTC developer.
Bradley S. McLean
Senior Development Manager
Brad McLean has over 26 years of experience in civil engineering and real estate development. While at WXZ he has focused on pre-construction management including site evaluation and due diligence, entitlements and permitting for retail, commercial, and residential projects throughout the eastern United States. Prior to joining WXZ Development, Inc., Brad spent 18 plus years in the consulting industry working on a variety of project types including public school complexes, residential subdivisions, residential and commercial condominiums, retail complexes, and a variety of commercial and industrial facilities. During that time his experiences included managing civil engineering, architecture, landscape architecture, surveying, environmental evaluation and remediation, and hazardous and solid waste projects.
Residential Development Director
Brian brings to WXZ Development over 30 years experience in residential development in several regions across the US., acquiring, marketing, developing and building single family detached and attached homes as well as a variety of multifamily style products. Brian was born and raised in Northeast Ohio and is a graduate of Kent State University.
After learning the industry and expanding his knowledge and experience with Ryan Homes, Toll Brothers and Weyerhaeuser, Brian started an affordable housing company in Central Indiana. After a few years, his company transitioned into a developer and builder of assisted living facilities, joint venturing with a national healthcare provider.
Brian has continued his education, completing his doctoral degree in Organizational Leadership in 2011, and enjoys teaching part time. He has been on the College of Business adjunct faculty teams at Purdue, Indiana, Kent and most recently at the University of Akron.
Cary J. Zabell
Cary received his undergraduate degrees from The Ohio State University in Natural Resources and Education, and his Juris Doctorate from Case Western Reserve University. He is a member of the Ohio and Federal Bar and served on the Board of Trustees of Council Gardens, a non-profit independent senior living center. Cary has been a speaker at the Cleveland Metropolitan Bar Association Real Estate Law Institute.
Cary has served as outside general counsel to WXZ Development since 1997. His practice concentrates on commercial and multifamily residential real estate related transactions. He represents developers, investors, landlords, tenants and contractors providing legal services for entity formation, acquisition, development, financing, leasing, construction and disposition. His legal expertise has been applied to a variety of projects, including shopping centers, freestanding retail buildings, condominiums, apartments, renovations, as well as adaptive use of industrial buildings. His extensive experience makes Cary an invaluable member of the WXZ Development team.
