James Wymer, President
James Wymer, a CPA, spent six years in public accounting with Arthur,
Young, & Co. specializing in the tax shelter industry. In 1986 he
developed his first built-to-suit relationship with Sherwin Williams,
which led to the formation of WXZ Development and its many new and
ongoing built-to-suit tenants. His professional approach along with his
strong personal relationship skills continues to serve his clients
well. He prides himself on his selection of partners and business
associates.
David Swindell, Development Director
Armed with 30 years of success in residential and commercial
construction, Dave's expertise includes planning, budgeting,
forecasting, project management, design and engineering management,
cost engineering and contract administration. He has constructed over
6,000 residential units, and has participated in the construction of
over six million square feet of retail space for Target, Border's,
WalMart, Kmart and Builder's Square stores. Dave has worked for NRP
Group, LLC and the Zaremba Group, LLC. He is a graduate of the
University of Nebraska where he earned a B.S. in Business
Administration.
Mark Zelnik, Land Acquisition Director
Mark has 18 years of experience in commercial real estate, specializing
in land acquisition for both retailers and developers. He has worked
with retailers such as Kinder Care, LaPetite Academy, Monro Muffler,
Advance Auto Parts, Autoworks, Sherwin Williams, CVS and Rite Aid. Mark
has worked in Ohio as well as Pennsylvania, Michigan, Florida,
Kentucky, West Virginia, Indiana, Wisconsin, Delaware, New York,
Minnesota, Colorado and California.
Cary J. Zabell, ESQ.
Cary received his Juris Doctorate in 1976 from Case Western Reserve
University. He received his undergraduate degrees from The Ohio State
University in Natural Resources and Education in 1973.
Cary has been in the general practice of law since 1978. His current
practice is concentrated in the area of real estate and real estate
related transactions. He represents developers, investors and
contractors providing legal services for entity formation, acquisition,
development, financing, leasing, construction and disposition. Projects
include shopping centers, free standing single tenant retail buildings
for various national tenants, condominium and planned unit
developments, apartments and renovation and adaptive use of industrial
buildings. In 1998, Cary was selected as a Speaker by the Cleveland Bar
Association Real Estate Law Institute.
Cary has been a member of the Ohio and Federal Bar since 1976. Cary has
served on the Board of Trustees of Council Gardens, a non-profit
independent living center for older adults, since 1992. He has also
held the following positions on that board: Vice Chair 1996-1997;
Chair- House and Grounds Committee 1993-1997.
Mark Conzelmann, Director of Finance
Mark is responsible for managing the financing needs of WXZ Development
as well as establishing and maintaining relationships with financial
institutions. In this role, Mark is responsible for
overseeing project underwriting along with
the assembling and negotiating of financing for WXZ
Development projects. Mark has over 13 years of experience
in commercial real estate finance and has assembled over $500 million
of financing for construction, acquisition, bridge and permanent loans
throughout the United States. Previously, Mark was
a commercial lender at US Bank in the Commercial Real Estate
Group. Mark is a graduate of Ohio University with a degree in
Economics.
Robert Slattery, Director of Construction
Bob Slattery joins WXZ Development, Inc. with over 23 years of experience
in the construction industry range from onsite project supervision to
comprehensive construction management. Mr. Slattery has been involved
in over 120 projects, encompassing shopping centers and grocery stores,
to schools and apartment complexes.
Prior to joining WXZ Development, Inc., Mr. Slattery worked with The
NRP Group in Cleveland, OH as a Senior Project Manager for six years.
His project portfolio included single and multiple story apartment
complexes, 3 story apartment buildings, and the company headquarters.
He also completed a number of Super Kmart expansions along with retail
stores and multiple occupancy projects
In 1994, Mr. Slattery worked with The Zaremba Group in Lakewood, OH as
a Senior Project Manager for five years where completed a number of
Super Kmart and Target store projects along with shopping centers and
various retail establishments.
Brad McLean, Senior Development Manager
Brad McLean joins WXZ Development, Inc. with over 18 years of
experience in the civil engineering and consulting industry throughout
Ohio and the Midwest. Brad has been involved in projects ranging from
large industrial and residential developments, public works and school
projects, commercial office complexes, to retail strip centers and
small single pad sites.
Prior to joining WXZ Development, Inc., Brad was a vice president of
Civil & Environmental Consultants, Inc. managing their 70 person
Columbus office with practices in Site Civil Engineering, Landscape
Architecture, Surveying, Solid and Hazardous Waste, Ecological
Services, and Environmental Investigation and Remediation. During his
four year stay in Columbus his personal portfolio of projects designed
and managed included five public school complexes, residential
subdivisions with over 1,000 single family lots and over 500
condominium units, more than 100,000 square feet of retail, and a
variety of commercial and industrial facilities.
In 1994, Brad left the family architectural, engineering, and surveying
business to open his own consulting business working with residential
real estate developers providing design, bidding, and construction
management services in Northeast Ohio.
Robert W. Shearer, Project Coordinator
As Project Coordinator, Rob is responsible for taking over a tenant
approved project and acquiring all municipal approvals, up to and
including the building permit. Though his primary responsibility comes
between tenant approval and building permit, Rob can also lay out site
plans, perform construction observation and administration, and other
tasks as required to help deliver projects smoothly. He also reviews
and helps coordinate construction and bid documents in house to add an
additional layer to this critical coordination step beyond that of the
outside Architect.
Rob is a Registered Architect in the State of Ohio. Before joining the
WXZ team, Rob worked as a Project Architect for ADA Architects, Inc. in
Lakewood, Ohio, where he was responsible for overseeing Contract
Document production for several retail projects including tenant
build-outs and free standing buildings.
Rob graduated Cum Laude from Kent State University’s School of
Architecture and Environmental Design where he also earned a minor in
Mathematics. He spent a full semester in Florence, Italy studying
Architecture, History and Art.
Daniel B. Bond, Project Coordinator
Dan Bond joins WXZ Development, Inc. with over 9 years of broad based
civil engineering consulting experience. Dan’s expertise includes land
development management and site/civil engineering design of various
types of commercial and residential projects. He has worked on projects ranging in
size from simple one-unit sites to major multi-faceted development
projects, from conceptual design through final design and construction.
Prior to joining the WXZ team, Dan was a
Project Manager at Civil & Environmental Consultants, Inc. in
Columbus, Ohio. He was
responsible for management and overall site/civil engineering design of
commercial and residential type projects. He also marketed professional
engineering and surveying services to architects, developers, owners,
and municipalities. Dan’s
project portfolio included restaurants, retail centers, bank buildings,
day care and medical office facilities, senior living facilities, office
buildings, hotel facilities, and single family and multi-family
residential developments.
Dan is a Registered Professional Engineer in the State of Ohio. He is a graduate of Michigan State
University where he earned a Bachelor of Science degree in Civil
Engineering.
Steve Avner, Director of Sales & Marketing
Steve has been in the residential and commercial real estate business
for over 35 years. He has been
involved in developing thousands of single-family and multi-family
units as well as retail and office spaces. Steve has worked for Forest City
Enterprises, Zaremba Group, LLC, and Goudreau Management. He is a graduate of Ohio University
where he earned a B.B.A. majoring in finance and marketing.
Daniel J. Barrett, Controller
Dan joins WXZ Development, Inc with over 21years of experience in the
development/construction accounting field. As controller, Mr. Barrett
is responsible for all accounting and financial reporting for multiple
business partnerships, develops and manages annual operating budgets,
administers the information systems, completes job cost analysis and
control, and develops all accounting and operational polices and
procedures.
Prior to joining WXZ Development, Inc, Mr. Barrett was the controller
for The NRP Group, LLC, a developer/contractor for five years. Also,
Mr. Barrett worked as the manager of construction accounting for The
Zaremba Group, LLC, also a developer/contract, for eleven years. In
1984, Mr. Barrett began a five-year tenure as a staff accountant for
the Richard E. Jacobs Group (formerly known as Jacobs, Visconsi and Jacobs)
a national shopping mall developer.
Dan graduated from Kent State University School of Business with a
Bachelor if Science degree majoring in Accounting.
Matthew Yunker, Sales Associate
Matt is responsible for site identification, assemblage, and
acquisition of land to be developed for our clients. Prior to joining
WXZ, Matt worked as an associate with Marcus & Millichap Real
Estate Investment Brokerage, specializing in the sale of multi-family
properties. Matt is a graduate of The Ohio State University with a
degree in Financial Planning and is currently pursuing is Master's of
Business Administration at Cleveland State University.
